Guidelines and Restrictions

Original Lease

  • 30 day notice is required.
  • Resident must be in good standing with no delinquency or lease violations.
  • Transfer/settlement charges vary for residents who are terminating a lease early to relocate on-site or move to another Equity Residential community within a 50 mile radius. Contact your property management team or relocation specialist for details.
  • Transfer/settlement amounts are subject to change.
  • Resident must repay a pro rata portion of all up-front concessions initially received if resident is terminating a lease early.
  • Resident must pay all outstanding balances prior to moving.

New Lease

  • Resident must complete an application for rental and satisfy the community’s rental criteria.
  • The application processing fee will be waived for relocating residents.
  • Resident must enter into a new lease with a minimum six-month lease term (seven months in Florida).
  • Resident must pay all deposits and other move-in charges associated with the new lease.
  • The lease term for the new apartment home must commence within 14 days following the termination of the resident's existing lease.
